(Update 7/23/14) LD 14-01: Artis Senior Living/ Lieberman Drive- a preliminary/final land development plan application has been received for a 72 bed memory care assisted living facility.The Board of Commissioners held a public hearing on Tuesday, August 12, 2014 to consider the application of Artis Senior Living for a conditional use to allow for the proposed re-grading of land, placement of earthen fill and stormwater outfall structures within the floodplain conservation district. The Planning Commission will review their preliminary/final plan application at their August 28, 2014 meeting.
LD 13-04: 2507 Philmont Avenue - a preliminary plan application was submitted to Lower Moreland Township by Bristol Oak Properties of Langhorne, PA on November 25, 2013. The applicant is proposing to develop a 10 acre parcel into an 80 unit townhome community.
(Update 7/23/14) LD 12-07: JERC/Red Lion & Pine Roads - The township has received a final plan for 47.8 acres of land on the corner of Pine and Red Lion Roads. The applicant proposes to construct 56 single family detached units in a cluster designed subdivision. The Planning Commission reviewed the final plan at their June meeting. Plans are available for public review at the Township Building.
SD 14-02: Lemole & Asplundh/ Tomlinson Road- The township has recieved a final plan application for the proposal of a lot line change and lot consolidation at the property located at 404 Tomlinson Road.
LD 13-01: Lower Moreland Township School District - a final plan application has been received for the Lower Moreland High School property at 555 Red Lion Road. The plan calls for the construction of modular classrooms and reconfiguration of the parking lot.
SD 12-10: Multi-Purpose Field - a final plan application for a subdvision between Lower Moreland School District property at 555 Red Lion Road and Lower Moreland Township property located on Philmont Avenue. The purpose of the subdivision is for the construction of a multi-purpose athletic field.
(Update: 6/12/13) SD 12-09: Schmucker/Country Lane - The Township has received a preliminary plan for the subdivision of the property located at 1171 Country Lane. The applicant is proposing to subdivide the 9.9947 acre lot into 4 total lots consisting of three new single-family homes and the existing home.
LD 12-08: Prime Builders/Pine Road - The Township has received a revised final plan for 1.96 acres of land on the corner of Byberry and Pine Roads. The application includes the existing home located at 3491 Pine Road, which will remain, and the construction of two new homeson the two adjacent Byberry Road parcels. This subdivision had already been approved in the 1970s and the applicant is seeking to address the public improvements needed for the development. Conditional final approval was granted by the Board of Commissioners at their June 11, 2013 meeting.
SD 12-06: Lord's New Church/Creek Road & Pennypack Lane - Final Plan - The Township has received a minor subdivision final plan from the Lord's New Church who proposes to subdivide one property with two homes into two separate properties located at 2525 Creek Road and 2560 Pennypack Lane.
LD 12-03: DiSpirito/Red Lion Road - The Township has received a preliminary/final plan from Dr. DiSpirito to add a 500 square foot addition to his building at 654 Red Lion Road. Conditional preliminary/final approval was granted by the Board of Commissioners at their June 11, 2013 meeting.
SD 13-02: Calvin D. Walsh/Calvin Road - a sketch plan application has been received for 10.15 acres of land on Calvin Road. The applicant proposes to build 11 single-family detached homes.
LD 12-05: Gloria Dei Cove/Calvin Road - The Township has received a sketch plan for 10.6 acres of land on Calvin Road proposed by Gloria Dei Communities for a personal and memory care facility which would include 36 independent living apartments, one building containing 30 assisted living units (nursing home), one building containing 30 memory care units and a clubhouse. (Update 3/18/13 - the applicant has withdrawn the sketch plan.)
LD 12-04: 94 Byberry Road/Albert Aloian - The Township has received a sketch plan from Albert Aloian for the property at 94 Byberry Road to demo the existing structure and replace it with a dentist office, daycare and educational tutoring center.
LD 12-02: Liborio-Louviers/Lieberman Dr - The Township received a request from Liborio-Louviers, LLC for a zoning amendment change. The applicant is requesting the Board of Commissioners grant a public hearing to consider changing the zoning from “I” Industrial to allow residential development. They are proposing a total of 33 Condominiums in five buildings on Lieberman Drive behind the US Post Office adjacent to Huntingdon Storage. If a public hearing is granted the ordinance amendment would be reviewed by both the Township and County Planning Commissions. The applicant would provide testimony as to the zoning change request. Following the public meeting the Board would consider whether or not to adopt the zoning amendment change. All meetings would be open to the public. (Update 5/9/12: The sketch plan has been withdrawn)
LD 12-01: 22 Tomlinson Road/Congregation Beth Solomon - The Township received a sketch plan from Congregation Beth Solomon for the redevelopment of 22 Tomlinson Road, the former Valley Swim Club. They are proposing 3 buildings on the 10 acre site to be used for a community center, community residential facility, and preschool through senior high school. The plan also shows a multipurpose field and playground area. The property is currently zoned Mobile Home District.
LD 11-06: Huntingdon Station/Philmont Ave and Tomlinson Rd - The Township has received a revised sketch plan from the Jefferson Apartment Group/Greenhill Group for the consolidation and redevelopment of the following properties: 3051 Philmont Avenua (Feretti Motors), 3001 Philmont Avenue and 145 Tomlinson Road. They are proposing 250 apartment units and 5,000 square feet of commercial space on 9.5 acres of property. The proposal also includes a pool and club house as amenities.
